I believe this is their first attempt at providing guest quarters for tourists so you may be among the first. If they only have two rooms the rate for the room should be your only charges since the state of Massachusetts does not collect room tax for lodging in establishments with less than 4 rooms. I%26#39;m not sure if the town of Chatham assess a room tax...it may up to 4 1/2% I believe. They are located on Rt. 28 in West Chatham...a busy road... but the web site looks very welcoming and the rooms fit your criteria for private entrance and and bath. Let us know how it works out!

I was told room tax is 9.7% That must be Chathams taxes then?

I believe 9.7 would be state %26amp; local combined. State is 5.7, I%26#39;m pretty sure.

Although there is a bill in the House and Senate that is being debated which would require homeowners, small B+B owners, condo owners etc to charge a room tax when they rent their properties, at the present time you should not be paying state room taxes. Perhaps you should contact the guest house hosts and clairify the tax situation. We never have had to pay state or local taxes when staying in small B+B%26#39;s in Massachusetts. Perhaps the town of Chatham collects a room tax but I believe that local room taxes must be limited to about 4% so pehaps the new guest house hosts do not know that they should not charge state taxes too.
